Buying in Boca Raton

Boca Raton runs from the ocean west past the Turnpike, and the difference between east and west Boca is the first thing to understand about the market. East Boca is older, closer to the beach and largely non-gated. West Boca is dominated by large gated and country club communities.

The range here is wider than almost anywhere else on this site, from modest condominiums to substantial estate properties. Condominium inventory makes up a large share of active listings, and a great deal of the housing stock dates from the 1970s and 1980s.

Country club communities deserve particular care: some listings look inexpensive until the mandatory membership, the capital contribution and the annual minimums are added. Ask for the total obligation in writing before you compare a club property to a non-club one.
