Coral Springs is a planned city in northwest Broward, laid out from the 1960s onward, which is why its neighborhoods are unusually consistent and why so much of it sits inside a homeowners or condominium association. It borders Parkland to the north and Coconut Creek to the east.

The inventory is a genuine mix: single-family homes, townhouses and a large condominium supply, most of it built from the 1970s through the 1990s. Entry prices are among the lowest of the Broward markets on this site, and the range runs from modest condominiums up to large homes in the golf and country club communities.

Because so much of the city is association-governed, the monthly cost of a home here is rarely just the mortgage and the taxes. Get the association's fee, what it covers, its reserve position and any planned assessment in writing while you still have an inspection period.
