Aventura is a compact city at the north end of Miami-Dade, bordered by the Intracoastal and built largely around the mall and the golf course. It is one of the most consistently vertical markets in the region.

Almost everything listed in Aventura is condominium, more so than any other market on this site. That makes the comparison between listings unusually building-driven: amenities, association fees, reserve health and rental rules vary far more than the units themselves do.

Nearly every rental here sits inside an association with its own application, fee schedule and approval window. Ask for all three in writing before paying an application fee, and do not schedule movers until the approval is in writing.
